Purchase cost

The registration procedure will be managed by a Turkish lawyer.

When the purchase contract is due to be signed we agree a deadline within which you and any co-owner(s) visit Alanya to apply for a residence permit and give power of attorney to the Turkish lawyer.

On the basis of the residence permit and the power of attorney, the lawyer secures registration of the purchase with the Turkish authorities, including Alanya Municipality and the Land Registry Office (the tapu office). He will also arrange registration with the suppliers of water and electricity. Finally, the lawyer arranges an application for approval of the purchase with the Turkish military authorities.

Marselisberg manages and secures all communication between you and the Turkish lawyer.

In addition to the purchase price you must, in connection with registration of the deeds, pay the cost associated with the residence permit, approx. EUR 300, stamp duty on registration of the deeds (tapu) in Turkey of approx. 3% of the purchase price, the registration fee of EUR 40-80 and the statutory earthquake insurance which costs EUR 50.

You must also allow for the cost of the trip to Alanya (residence permit and power of attorney) and the cost of 10 passport photographs. You will furthermore have to deposit EUR 2.400 at a Turkish bank when applying for a residence permit. You can withdraw the amount from the account as soon as you have been given a residence permit, which usually happens 1-2 weeks after handing in your application.

All other costs, including the application fee to the Turkish military authorities, the connection fee for water and electricity, notary expenses and the lawyer’s fees, are paid by Marselisberg.

The above distribution of costs between buyer and seller assumes that you use the services of the lawyer assigned by Marselisberg.
