The background of the concept
Marselisberg has been working in a goal-oriented fashion on preparations for the marketing of holiday apartments in Turkey since the spring of 2004.
Since this was a new area of business for us we decided to investigate certain vital issues extremely thoroughly.
We have thus clarified judicial conditions in Turkey in collaboration with the reputable Danish law firm Kromann Reumert and their partners in Turkey, Pekin & Pekin of Istanbul.
It was also necessary to investigate numerous issues regarding tax and value added tax, which did together with Ernst & Young in both Denmark and Turkey.
Consulting engineers Just Consult BSK A/S, together with their building technology partners in Turkey, Ozmerhaba Proje, have advised us on technical matters and the two companies were responsible for inspections during construction.
Finally, CB Richard Ellis Cederholm A/S, in collaboration with CB Richard Ellis in Turkey, have helped us examine the market situation in Turkey.
In the light of these exhaustive surveys, Marselisberg has created a concept which gives Danish buyers security and confidence in connection with their acquisition of an apartment in Turkey.
The concept involves, among other things, Marselisberg Ferieboliger A/S’s decision to buy and thus assume responsibility as owners of the buildings containing the apartments we offer on the European market. This allows us to offer newly-built holiday apartments in Pamfilia Residence on particularly favourable terms, thus providing optimum security for our clients in connection with their acquisition of an apartment in Turkey.
10 important components secure Marselisberg’s clients optimum conditions
• The apartments are owned and sold by Marselisberg in accordance with Danish and Turkish law.
• Purchase commitment ensuring the purchaser’s right have been drawn up by the Danish law firm Kromann Reumert
• Full right to annulment of contract for six days
• Fixed price in EUR
• Payment is not made from the buyer to the seller before the buyer receives annotation-free deeds (tapu)
• Fees payable to the Turkish lawyer and a notary in connection with preparation of deeds (tapu) are included in the price
• Connection charges for electricity and water are included in the price
• The Danish consulting engineers Just Consult have been responsible for weekly building inspections during construction
• Guarantee on buildings, materials used and white goods
• Marselisberg office in Building B with English-/Turkish-speaking staff
